Vancouver’s clean-technology sector continues to gain global momentum, and Oxygen8 is emerging as one of its most compelling homegrown success stories.
The Burnaby-based company has secured a new 55,000-square-foot headquarters at 5085 North Fraser Way, marking a major milestone in its evolution from fast-growing startup to established clean-tech leader. Recently recognized as British Columbia’s fastest-growing company between 2020 and 2024, Oxygen8’s expansion reflects both its rapid growth and the maturation of Vancouver’s clean-tech ecosystem.
The move was supported by The High Technology Facilities Group at CBRE, whose relationship with Oxygen8 spans more than five years, beginning with the company’s first 8,000-square-foot facility secured during the height of the pandemic, when industrial space across Metro Vancouver was in exceptionally high demand.
“This was about more than just finding space,” says Andre Alie Day, a Senior Associate with the High Technology Facilities Group . “It was about supporting a company that has grown alongside the city’s clean-tech sector and helping them find a headquarters that could support their next phase.”
A Purpose-Built ‘Fresh Air Factory’
Oxygen8’s new South Burnaby headquarters is designed to bring manufacturing, engineering, executive leadership and employee amenities together in a single, high-performance facility. Often described as a “fresh air factory,” the space supports the company’s work in high-efficiency ventilation systems while prioritizing employee experience.

The building was design-built by Beedie, one of British Columbia’s most reputable privately owned industrial developers, originally for a technology-driven manufacturing user. That pedigree is evident in its features: high-tech manufacturing space filled with natural light and skylights, smart glass that automatically tints to reduce heat exposure, a private gym, large employee gathering space, kitchen, executive offices, interconnected stairwells, and ample on-site parking. A piano in the lobby adds a distinctly human touch.
“Finding industrial space with this level of office integration and amenities is extremely rare in Vancouver,” says Alie Day. “And finding it move-in ready makes an enormous difference for a growing company.”
Oxygen8’s growth has unfolded against a challenging real estate backdrop. During the pandemic, industrial vacancy rates plunged as demand surged. While market conditions improved by the time the company began searching for a new headquarters in 2024, availability remained limited, particularly for high-tech industrial manufacturing space with significant office components in transit-connected locations.
Many suitable buildings were located farther into the suburbs, which raised concerns around commute times, employee access and retention.
“Employee wellness and accessibility were non-negotiable,” says Alie Day. “We passed on buildings that worked on paper but would have created challenges for their people.”
Ultimately, the deal came together through a creative, off-market opportunity, where Oxygen8 took over half of another local tech company’s facility, a space that had never been formally marketed.
Equally important was cost. Vancouver remains one of the most expensive industrial markets in North America, but Oxygen8 chose to stay local to maintain access to the region’s deep clean-tech talent pool. Securing a move-in-ready facility helped reduce upfront capital costs, allowing the company to reinvest in growth.
Clean-Tech Momentum in Vancouver
Oxygen8’s expansion reflects a broader trend across Metro Vancouver, which has become home to anchor clean-tech firms like Svante, alongside rapidly scaling companies such as Moment Energy, Arca Climate, Mangrove Lithium, and pH7 Technologies, many founded within the last seven years.
“When businesses can drive environmental impact, support employment and build technologies that make better use of the planet, that’s incredibly powerful,” says Alie Day. “Growth stories like this inspire the next generation of entrepreneurs.”
With its new Burnaby headquarters and plans underway for a future distribution centre in Toronto to serve Eastern Canada, Oxygen8’s trajectory underscores a simple truth: Vancouver’s clean-tech sector is no longer emerging, it’s arriving.
